
Home sales in 2025 ended on a warm note in December.
According to the Chatham-Kent Association of Realtors (CKAR), 77 units changed hands last month, a bump of nearly 43 per cent from December 2024.
Sales were nearly three per cent below the five-year average and one per cent below the 10-year average for the month of December.
The boost was not enough to overcome a sluggish 2025 for the home sales market, however. For all of 2025, home sales totalled 1,213 units, a decrease of nearly five per cent compared to 2024.
Carrie Patrick president of CKAR said December’s sales were a welcome boost.
“Sales activity in December posted a sizeable rebound from the same month in the previous two years, although sales for 2025 as a whole came in slightly lower compared to 2024,” she said in a media release. “The second half of 2025 was characterized by rapidly growing momentum in sales activity as buyers finally started coming back in off the sidelines.”
The number of homes for sale in Chatham-Kent continued to rise in December. Patrick said it bodes well for buyers heading into 2026.
“Inventories remain elevated compared to recent years and market conditions continue to tilt in favour of buyers, so going into 2026 we’re looking at some very positive trends in our region,” she said.
The number of new listings was nearly unchanged, up one listing from December 2024. There were 109 new residential listings in December 2025. This was the largest number of new listings added in the month of December in more than a decade.
New listings were about seven per cent above the five-year average and more than 25 per cent above the 10-year average for the month of December.
The average price of a home sold in 2025 was $427869, down very slightly, 0.1 per cent, from 2024.
