
Chatham-Kent realtors continue to ride the home-sales rollercoaster, and the ride took a plunge in June.
Following a surge in May, where sales were up by 28 per cent compared to May of 2024, they dropped in June to more than 10 per cent below sales figures for June of last year.
A total of 116 units changed hands, according to the Chatham-Kent Association of Realtors (CKAR).
The hot May numbers helped keep sales over the first six months of the year very close to the same period of a year ago, with 614 units selling, a drop of six sales from the first six months of 2024.
Barbara McCaughrin, president of CKAR, said there are signs things are improving, however.
“Home sales may have come in lower compared to the same month in the past two years, but looking through the monthly seasonal noise it appears that activity is slowly moving back up,” she said in a media release. “Meanwhile, sellers are still out in force as they compete for buyers, driving new listings to their highest showing ever. New listings had previously only ever surpassed the 300 mark back in April 2008.”
Those new listings took off, as there were nearly 31 per cent more homes put up for sale this June as compared to last June. There were 319 new residential listings in June, the largest number of new listings added for the month of June and the highest number added for any month in history, according to CKAR figures.
In terms of what homes are selling for, CKAR figures indicated the average price in June was $438,058, up by three per cent compared to the same month a year ago.
